Prospective Tenants - Application Process

Once you have selected the home you want, you must apply to lease the property. Credit/Rental Applications can be picked up at our office, faxed to you from our office, or simply downloaded from this website.

You must also read and sign the Resident Selection Criteria which indicates that you understand our tenant criteria. This form is included in the downloadable application.

Complete the Credit/Rental Application in full and please sign and date your application. Signatures on faxed copies are accepted. Note that EACH prospective adult occupant must submit an application. We require a $40 non-refundable application fee for EACH adult, used to cover screening and processing costs. Application fees are funds separate from other deposits and may be submitted in the form of a check.

Each home requires a different holding deposit, listed on our website, equal to one months rent. The holding deposit must also accompany the completed application. Unlike the application fee, these funds must be in the form of a cashier check or certified funds only, and made out in both “your name(s) and/or Rankin Properties, LLC. Our screening process will not begin until the application, the signed Resident Selection Criteria form, application fee, and holding deposit has been received. Please drop off these requirements to our office on Southpoint Parkway.

You will then receive from us a DEPOSIT TO HOLD AGREEMENT, stating that your hold deposit would be returned to you within 30 days should you fail to quality to rent the property.

We process applications in one to two business days. The review consists of checking references (including employment and salary verification and prior landlord reference), credit worthiness, prior residences and criminal background. Once approved, your DEPOSIT TO HOLD AGREEMENT will be applied towards the security/damage deposit and stated so in the lease agreement.
